Short Description: | The tender is for a works project to refurbish room 2.21 (Computer Cluster) in the Maurice Keyworth building on the University of Leeds Western Campus. Work includes (but is not limited to): •Strip-out of existing furniture, fixtures and fittings and floor finishes •Strip-out and replacement of existing heating / cooling units and pipework back to closest valves on the floor below •Strip-out and replacement of lighting, small power and data •Stripping back of plasterboard where it forms internal face of external fabric (u/s roof, stud walls into eaves, dormer cheeks, bulkheads) and replacement with insulation system – particular attention to be paid to airtightness •Replacement of distribution board enclosures, new glazed main entrance doorset and side screen, removal of door to print room •New floor finishes and decorations •Maintenance work to ease operation of windows and draught-strip Particular note should be made of the need to liaise closely with the client and another contractor on site when programming and undertaking work on the floor below room 2.21. New services will need to be routed through the void above the suspended ceiling on this floor (mechanical and electrical services) which will entail partial decant of the rooms below. This decant has to be kept as limited in scope and duration as possible, partly to avoid inconvenience to users of the offices and partly to ensure the works do not conflict with other works (predominantly AV works) that will take place in one of these rooms later in the summer. It is therefore proposed that the contractor for PIF1403 can only have possession of the relevant areas of the first floor for the first three weeks of their contract with the space returned to the client while remaining work on the second floor is completed (and in order that the other contractor can take possession of the area of the first floor they need to). There may be a need to return to the first floor at the end of the project to reinstate ceilings. |
